Two questions downsizers ask constantly, and both have answers that surprise people.
This trips up almost every downsizer at some point. "Villa" describes what the home looks like and how it lives — typically single-level or with the primary bedroom on the main floor, attached or semi-attached, with exterior maintenance handled. It is not a legal category.
Most Calgary villas are condominiums, usually one of two kinds:
Which one matters, because it determines what you are responsible for, what the fee covers, and what the corporation can decide about your exterior. Ask which it is, and read the documents either way. Condo, villa or bungalow →
For the right person, genuinely yes. The advantages are real:
Alberta prohibited new age restrictions in condominiums from 1 January 2018. Restrictions already in place were grandfathered, but they must convert to either all-ages or a 55+ minimum by 1 January 2033.
Practically: a building currently restricted at 40+ or 18+ will not stay that way indefinitely, and a 55+ building may vote on its future. If the age restriction is a primary reason you are buying, ask what the corporation has decided or is planning — and get the answer from the registered bylaws rather than from a listing.
The only authoritative source for a building's age rule is its current registered bylaws. Not the listing, not a directory, not a page like this one. We verify the wording as part of every condo document review.
